New assessments for FY15 tax billing cycle in Nahant

NAHANT – The state has completed its preliminary review of Nahant’s 2014-15 revaluation program and has certified the preliminary real estate and personal property assessments.On June 30 assessors submitted their proposed assessments for all classes of property for fiscal year 2015.The revenue department’s statistical analysis of Nahant’s residential sales indicates compliance with the commissioner’s standards for certification. In addition, the bureau’s review of a representative sample of parcels and of personal property accounts indicates a consistent application of the valuations employed for these classes of property throughout the community.The assistant assessor will now begin the public disclosure program. This is the next step to acquiring full certification before setting the tax rate for fiscal year 2015, which began July 1. Impact notices will be sent to the property owners who do not reside in Nahant. The notice will contain information on how to schedule a hearing if a property owner has questions regarding their new assessment.The 2014-15 real estate assessments will be published on the Nahant town website, on the assessors link. The preliminary assessments should be available for viewing on Monday.Property owners are encouraged to review their assessment and compare it to similar properties in their neighborhood. Anyone who has questions or concerns should call the assessor’s office to schedule a hearing, 781-581-0212.Hearings will be early in the morning, from 8:30-10:30 a.m.; late afternoon from 3-5 p.m. and evenings 4-8 p.m. The days and times will vary starting July 21 to Aug. 1.
