SWAMPSCOTT — Plans for the redevelopment of the shuttered former Swampscott Middle School on Greenwood Avenue have cleared the final hurdle.
On Monday night, The Planning Board granted conditional approval for the administrative site plan review for the proposed redevelopment for the 28-unit condominium project.
Once the developer, Salem-based Groom Construction, has met the conditions of the approval, they can seek their demolition and construction permits through the Building Department.
Peter Kane, director of community development, said Groom has to add a secondary pedestrian walkway access point next to or near the driveway entrance, add a notation for a stop sign for vehicles as they’re exiting the property, and mark out a location within the front walkway area for a historical placard to commemorate the original school building.
Kane said Groom was required to provide section details of the curved driveway so town officials can see that there is a shoulder between the driveway and the slope, and if there isn’t enough shoulder between the driveway and the slope — at least three feet of shoulder — the developer would put in a guardrail.
Groom has to submit the revised site plan and section details to Kane, and he will confirm if they’ve achieved the intent. Groom could then seek their building permit. Now that the developer has their approvals, the town has to close on the property and hand over ownership to Groom, he said.
