LYNN — The Procopio Companies is developing 75 Baldwin St. into a mixed-use development with studio, one-bedroom, and one-bedroom-with-den units set to open this summer.
Mosaic is a six-story, 147,000-square-foot, mixed-use development with 146 units and a 3,500-square-foot ground floor designated for retail and restaurant space in Central Square.
The luxury building’s amenities package also includes a courtyard pool, fitness center, top-floor club space, sports lounge, and roof deck.
The project involved in-depth planning and coordination between multiple teams, including construction management company Dellbrook|JKS and architecture firm DMS Design.

The project received a $32 million construction loan from Berkshire Bank, with the total cost of the property at $47 million.
Mosaic’s design elements speak to the geometry and creativity of old-world mosaics.
Being located two blocks away from the Lynn MBTA Commuter Rail station, residents will have access to numerous arts and culture exhibits, restaurants, and shops downtown.
“Procopio is continuing its partnership and involvement within the city and community of Lynn with Mosaic and will continue to provide its thoughtful development, drawing inspiration from the arts and culture of Lynn and partnering with local businesses and organizations,” Procopio’s public relations team Nickerson said. “Procopio is delivering Mosaic as an answer to the demand in greater Boston and Lynn.”
Procopio estimates Mosaic will be completed in 2022.
Its current development pipeline through 2023 includes more than 1,480 for-sale and rental-housing units throughout New England, including projects in Lynn, Haverhill, Winthrop, and Portland, Maine.
