Downtown Lynn building earns national award

LYNN — The Procopio Companies has won an award for its green and innovative construction of the Caldwell building in downtown Lynn. 

Procopio was the recipient of the 2021 Silver Level Best in American Living Green Community Award at the National Association of Home Builders (NAHB) International Builders Show.

The Best in American Living Awards honors the most innovative projects and designs of the year through recognition of those who are behind the projects. 

The 2021 Best in American Living Awards were announced in early February during the NAHB International Builders Show in Orlando, Fla., which hosted more than 70,000 industry professionals over the course of five days.

“Earning recognition from the NAHB is an honor, as it allows for further validation of the thought and countless hours we put into this project,” said Michael Procopio, chief executive officer of The Procopio Companies. “The Best in American Living Award is a celebration of all of the hard work put in by the team and project partners and a reminder to keep striving for even greater innovation and sustainability in future projects.“ 

Caldwell is a 259-unit, 228,000-square-foot mixed-use building on Munroe Street, which is a Leadership in Energy and Environmental Design (LEED) Platinum certified, energy-efficient development. 

Caldwell is the first LEED Platinum certified building in Lynn and is the largest LEED Platinum Certified multi-family building in New England. 

The building has an array of sustainability features including individual ventilation systems in each unit, an energy-efficient automated parking system, electric-car-charging stations, solar-power production, smart thermostats, and a rooftop garden. 

Caldwell also uses ultra-low emission paint, flooring, wood, and insulation.  

Procopio sold Caldwell to The Green Cities Company at the end of 2021, a company whose values align with the sustainable work and goal at Caldwell. 

With more than 70 years of experience in the real-estate development and construction-management industries, Procopio’s current development through 2023 includes more than 1,480 for-sale and rental-housing units throughout New England. This includes projects in Lynn, Haverhill and Portland, Maine. The company’s current project in Lynn is the new Mosaic building on Baldwin Street, which is set to open this summer. 

Procopio is a fourth-generation, full-service development company that has grown 17 times in the last 10 years. Procopio has $236 million scheduled for 2021 construction starts and more than 1,480 apartment and condo units set to be completed in 2023.
