LYNNFIELD — The development company Alb-Illyrians Housing LLC, in partnership with HB Construction, is building a “storm resistant” home, according to Enis Yayla, co-founder of Alb-Illyrians.
The house will be made entirely of steel and concrete. Yayla said the construction will result in lower homeowner’s insurance premiums.
It’s the first all-steel and -concrete home in Massachusetts, according to an Instagram post from HB Construction. The house has 5,600-plus square feet of living space with three suites, two bonus rooms, four full bathrooms and two half bathrooms, according to the post.
Located at 58 Chestnut St., the “light steel” house is more “solid” and “safe” than other homes, Yayla said. According to the company’s website alb-illyrianshousing.com, it’s first-degree earthquake resistant, environmentally friendly, sustainable, flexible, lightweight and long lasting.
“It provides more efficient earthquake performance thanks to its flexibility and lightness,” the website said. “Constructions made of light steel are secure against fire. It is fireproof and prevents fire from spreading.”
The light steel material is galvanized, meaning it has been coated with zinc to make it more durable.
“It is manufactured, under the brand name of Steel, with high technology materials and equipment of Alb-Illyrians Housing LLC, from high density galvanized structural steel, which is the bearing construction for light steel house solutions, using Structure Robot technology, as a weldless connection,” the website said. “The connections of the elements forming the structures are provided by bolted connections. These structures can be produced as single storey, duplex and multi storey.”
Light steel construction has a more affordable installation process, according to the website.
“Construction machinery needed during the installation of heavy steel structures is not needed much for light steel structures. This is an important factor that reduces the installation cost even more,” the website said.
The use of light steel in construction is also a more sustainable option. According to the website, the waste rate for timber construction is 20 percent, whereas light steel is two percent.
“Building elements are often produced using recycled materials. However, various deformations are observed in construction raw materials after recycling and these materials become unusable. In this sense, steel is among the sustainable construction materials,” the website said.
Having a house made of light steel yields a long-lasting home, according to the website.
“It does not cause oxidation problems that can be observed in the later years of the building, and it also minimizes the risk of occurrence and proliferation of mold and fungus formations,” the website said.
Alb-Illyrians said they do not “compromise on high-quality standards” with their construction.
“We are always at your service with the prefabricated structures, containers, and steel structures we construct,” the website said.
Yayla said the plan is to finish the 58 Chestnut St. light steel house by the end of March.
