DiVirgilio RE/MAX franchises have been sold

LYNN — After rapidly expanding their real estate enterprise across Massachusetts, New Hampshire, and Maine, Albert DiVirgilio Jr. and Katie DiVirgilio have sold their 13 RE/MAX franchises, marking the end of a significant chapter and a renewed focus on their Lynn-based real estate brand, DiVirgilio Homes.

Al, son of Lynn’s 53rd Mayor, Albert V. DiVirgilio, transitioned into real estate after retiring from a 25-year career as a Lynn police officer in April 2017. Family considerations, especially Katie’s concerns for safety and stability, prompted his decision.

“Once we had our daughter, Vivian, the conversation about doing something different became louder,” Al explained. “We decided if we’re going to do this, let’s really do it right.”

In 2018, the couple opened their first office in the Edison Building in Lynn. Quickly expanding, they eventually managed over 200 agents across 13 RE/MAX locations throughout Massachusetts, New Hampshire, and Maine. Yet, the demands of running multiple franchises began taking their toll.

“It was 24/7… plus we still sold homes ourselves,” Al said. “Eventually, mortality hits, family becomes more important, and you realize it’s time to unwind.”

Over the past two years, the DiVirgilios gradually sold their franchises, completing the transfer of their final offices — Topsfield and Alton, N.H. — by March 1, 2025, after selling their key Lynn and Peabody locations in December 2024.

Katie DiVirgilio has been the driving force behind their real estate success, recognized as the #1 agent in Lynn since 2016 and ranked third in transaction volume across Essex County in 2024. She has personally completed over 700 transactions since 2016. Her achievements include induction into the RE/MAX Hall of Fame in 2018, the RE/MAX Lifetime Achievement Award in 2024, and annual recognition by Boston Magazine as a top agent since 2018.

Katie and Al DiVirgilio have received many accolades throughout their time with RE/MAX.

Reflecting on their journey together, Katie noted, “There was a pivotal moment when I had a big decision to make: encouraging Al to leave the police department and join me in real estate. It was a life-changing thought for both of us, but I knew we had the potential to break barriers and push past any limits. My career became our career, and the possibilities felt limitless. Al has taught me invaluable lessons: to not worry about what others think, to work hard, and to always find joy in what I do. I’m a better agent—and more importantly, a better person—because of him.”

Al credits much of their success to strong community relationships, a value instilled by his father.

“Real estate isn’t about sales or money,” Al emphasized. “It’s about relationships. If people trust you’re in it for the right reasons, success follows naturally.”

Their commitment to giving back is fundamental. The DiVirgilios contribute a portion of every commission earned to Boston Children’s Hospital through the Children’s Miracle Network. They also support the Special Needs Camp at Lynn Woods and Special Games at Manning Field, events organized annually by Lisa Nerich and her team for children in Lynn schools. Additionally, they sponsor the Valhalla Marine Society veteran’s organization and remain actively involved with the Boys & Girls Club of Lynn.

“I’m in a position to give back now, and I’m happy to do that,” Albert said. “Lynn is an amazing city.”

With their franchise chapter now behind them, Al and Katie look ahead to furthering their brand, DiVirgilio Homes, with renewed energy and focus.

“We’re lighter now, more focused, and excited about what’s ahead,” Al concluded. “Lynn is our home, and we’re not going anywhere.”
