Nahant to hold public hearing on state zoning

NAHANT – The Town is inviting all community members to participate in an upcoming public forum to discuss the MBTA 3A state zoning mandate on Sept. 23.

The event will run from 7-9 p.m., and there will be a chance for residents to share any concerns they may have or ask questions about the process as the development continues.

Originally enacted as part of the economic development bill in January 2021, new Section 3A of M.G.L. c. 40A (the Zoning Act) requires that an MBTA community has at least one zoning district of reasonable size in which multi-family housing is permitted as of right and meets other criteria set forth in the statute, according to the Town’s website.

The final version of the Town’s zoning ordinance can be located on the town’s website under the “community topics” section.

Acting Town Administrator Alison Nieto said residents “should familiarize themselves with the draft bylaw and the zoning map to see what’s going to be discussed at the in-person meeting.”

Nieto added, “I encourage residents to attend. It’s their opportunity to give any input into the bylaw and the map.”

She added that the zoning map will be posted to the Town’s website for residents to view for themselves.

Nieto continued, explaining how the goal is to host a Special Town Meeting later this fall.

“We’re hoping to have the Special Town Meeting in early November,” she said. “After the public meeting, the draft bylaw and zoning map will go to the Finance Committee for their review, who will then send out a warrant article to all residents.

“The Planning Board has put a lot of work into it. They’ve met every week for several months. … I think the draft bylaw is a good one, and I’m hoping the residents will be supportive.”
